Buying Process

1Starting your search

Break down all aspects of your budget. Understand both short term and long term expenses, from your deposit and stamp duty to the monthly mortgage repayments as well as utilities. 

Make a list of non negotiables, start looking at different locations. Cardiff has a lot of suburbs whether you're moving for school catchments, an easy commute to the city or for more picturesque surroundings. 


2Registering your interest

Registering your interest with local agents. Give us a call on 02920 616 200, as local agents we know as much as possible about the area's, the properties and the suburbs history.

Some vendors prefer not to have their properties all over the internet so choose to sell off market. If you're registered with us we will send out the property brochures that match what you're looking for to you. 

 

3Pre arranging your mortgage

We recommend pre arranging your mortgage early this will help you know the price range of properties you can be looking at and in a good position to move quickly when you do see the right home for you. 

We work along side a whole of market mortgage advisor who can help you be fully informed before making any decisions. 

4Viewings

Once you see a property you like the look of and would like to have a better look you can arrange a viewing to go and see a range of properties. By viewing properties you may discovers non negotiables you may not of thought about before. 

Putting an offer in can be daunting and if you aren't sure what offer to put in give the agent a call as we're best placed to help guide you.

 

5Offers

Once an offer is agreed you can get the ball rolling. All parties will instruct solicitors (any trouble finding a solicitor give us a call as we work closely with a range of fully independent and impartial local solicitors who can send you a detailed fee breakdown.)

 

6Surveys

Once your offer is accepted you should arrange a survey. If you're proceeding with a mortgage the lender they will likely want to do a mortgage valuation to ensure that the property value is enough to secure a loan against it. If you're struggling to arrange a survey please give us a call as we can recommend a few local companies that may be able to help. 

Here at Edwards and Co we have a progression team who ensures sales go through quickly and smoothly, you will be in contact with them for the next stages. 

7Agree moving dates

This is where it gets exciting! Once surveys are completed and the sale is progressing you can start discussing moving dates. 

If you're in a chain all parties need to be happy for the agreed date. 

Our progression team will liaise with all parties and solicitors to ensure a date can be agreed.

8Exchange of contracts

Once mortgage offers are complete and the contracts are signed the contracts will be exchanged with the solicitors. 

These ensure there is a legal obligation for the transaction to take place on the agreed date. 

9Completion

This is the day legal completion takes place and lots of peoples moving in days!

Once the agents have been made aware all funds are received you will be able to collect your keys. 

10Enjoy!

The hard part is done! You're in the property. 

If the old vendors post gets delivered don't worry you can give us a call or pop into the office and we can help arrange collection.

Fees

Letting Fee Information

The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.
